What a Typical Custom Build Looks Like

Pricing: Most custom homes in Southern Utah land between $200 and $250 per square foot for the living area, not counting the garage. A 3,000 square foot home typically runs between $600,000 and $750,000, depending on finishes, layout complexity, and site conditions.

Timeline: Most builds take five to six months from groundbreaking to move-in once permits are in hand. Cash builds move faster than bank-financed builds because we're not waiting on draw inspections.

Phases we manage:

  • Site evaluation and grading recommendations (drainage, walk-out basement feasibility, driveway slope)
  • City connections, engineering, and permitting (we can run this for you or coordinate with your architect)

What to Have Ready

If you already have a lot and a set of plans, we can review them together and start figuring out setbacks, grading, and timeline. If you don't have plans yet, we work with several Southern Utah architects and engineers we trust and can introduce you.

Building for Southern Utah Specifically

Custom homes built in this climate need a few things people moving from out of state don't always think about:

  • Insulation quality. Summers run hot. We don't cut corners on wall and attic insulation, regardless of what code allows.
  • HVAC sizing. Properly sized systems matter more here than in milder climates.
  • Foundation compaction. Some Southern Utah soils, including pockets of blue clay, require specific compaction testing and engineered fill before footings go in.
  • Monsoon drainage. We don't get snow load, but summer storms can dump fast. Site grading and drainage matter.
